Auction Property

As just about everyone knows by now, selling property is getting tougher and tougher each and every year. In the past, very few people would even consider to auction property. Not too long ago, when people were thinking about selling their property they’d only look at estate agents and nothing else. Nowadays, it’s a completely different story for a number of reasons. I’d personally recommend that if you’re trying to sell your home you should really think about putting your property up for auction rather than using the so-called “old fashioned way” of doing things. Here are a few reasons why I think it’s a good reason to auction your property:

If you use an estate agent like the majority of people do, you’ll get very little advertising when you take in to account how much you are paying that particular estate agent. Nearly all estate agents will list your property online and maybe even in a brochure if you’re lucky! This isn’t the case if you decide to auction your property though, you’ll get a lot more adverting for your money which will therefore result in more money for your home. It’s a win-win situation really. It’s in the auctioneer’s interest to get a good price for your property, so you can be sure that they’ll try their best to get as much as possible for your property. Another way to get more money for your house if you decide to auction the property is to set no reserve on it. Although you might think it’s quite risky, 99% of the time it’ll get more bidders to the auction.

Property Auctions Pay Faster

If you’ve ever sold a property before, I’m sure that you’re aware of how long some buyers can take to pay you after the sale has been agreed. Since many people are waiting on mortgages or payment for the sale of their own property, this can be a very long process. Since many people auction property, I’d recommend that you try to speak to someone who has past experience to see how long it took for them to receive their payment. Usually, it’s very fast in comparison to using estate agents.

When you sell your house, you don’t have to worry about the buyer complaining over damages that they didn’t notice while they viewed it. Thankfully, when you auction your property it is sold as-is. This means that it’s fully up to bidders to inspect the property first, if they even have the opportunity, which means that you won’t have any trouble further down the line with the house buyers.

There are obviously many other reasons why you should auction property rather than selling your property using other methods. The reasons above are the main reasons why I’d think long and hard if I wanted to sell my property. Overall, I think auctions give people a great chance to sell their house quickly while still getting a decent amount of money for it. People have different opinions on selling their home, but I think it’s a great idea to auction property.
